As part of our pre-construction agreement, we might offer advice on structural and party wall matters. We help with the removal of asbestos and other hazardous materials off-site. We also have a comprehensive service disconnection package, in which PBM will arrange and coordinate meter removal and physical isolation of water, gas, electric and BT services.
Working on the pre-construction phase of a project, we prepare our customers’ sites to ensure everything is ready. This can include many different services depending on the needs of the project, such as:
After an initial meeting to discuss the project, we will survey the site and assemble schedules, and agreed services and create plans for safety and risk assessments.
As with all construction projects, there is a certain amount of paperwork required before a project can go ahead.
For preliminary services, we may require a Pre-Construction Services Agreement or PCSA, a type of contract that sets out the services we will provide in the pre-construction phase. This is usual in two-stage tender processes. PBM act as the principal contractor in the pre-construction phases of many building projects, providing services that ready the site for construction to begin, and it is these services which will be listed in the PCSA contract.
PBM also arrange the required ‘Notice of Intended Demolition’ and ‘Prior notification of demolition’ notices to your local authority’s Building Control and Planning Departments respectively. Both are likely to be a requirement for your demolition works. We take this on to ensure all work can go ahead smoothly, and we have experience putting these notices together for hundreds of projects.
